Free tenancy skills course to help secure rentals

With low rental vacancy rates and high demand for properties, making a good first impression in a tenancy application has never been more important. 

selectability is pleased to partner with Tenancy Skills Institute to deliver workshops to equip our consumers with the skills and knowledge to secure and maintain a rental property. 

Townsville Mental Health Hub coordinator, Tim Burden said finding a home had become challenging leading to many consumers experiencing distress and increased anxiety. 

“The tenancy skills workshop can help consumers approach a competitive market with more knowledge and skills to alleviate some stress of finding a home,” said Tim.

”We want to ensure our consumers are putting their best foot forward when it comes finding and keeping a home.” 

The workshop will focus on good communication, rights and responsibilities maintaining and cleaning a property, and how to budget and finance for your rental. 

At the end of the course, graduates receive a certificate of completion to submit with future rental applications. 

This course will run over two days, 13 to 14 September 2022 from 9.30 am to2.30 pm. 

It will be held at the Mental Health Hub – selectability Corner 134 Denham Street Townsville QLD 4810.

Tips for maintaining tenancy

• Be organised – have all your paperwork ready. This includes photocopies of your ID, pay slips and proof of income

• References – organise some references who can vouch for you as a good tenant and provide their contact details 

• Bond – prepare a rental bond which is usually four weeks rent in advance

• Understand your rights – learn what your rights are as a tenant (such as getting notice for a visit). This will be in in your tenancy agreement

• Understand your responsibilities – learn what is required of you as a tenant (such as keeping the rental clean). This is also in your tenancy agreement

• Regular payments – keep up-to-date with your rental payments. Setting up a direct payment can avoid falling behind

• Maintenance – you are required to keep the rental home clean and damage free. If there is any wear-and-tear, you need to report it to the rental agent

• Be a good neighbour – if you get along with your neighbours, it can be easier to resolve any issues directly. They can also make good references
